NFPA 25 Inspection Requirements in NYC
NFPA 25 went into effect in New York City on January 1, 2012, placing legal responsibility on building owners to maintain compliance at all times.
Understanding NFPA 25 inspection requirements is essential for every NYC building owner. All inspections must be performed by licensed professionals, fire sprinkler inspection records must be kept for a minimum of three years, and documentation must be available for FDNY review. Weekly Visual Inspections
NFPA 25 requires weekly visual inspections of key system components, which building occupants or owners may perform themselves. These checks focus on critical components such as control valve positions and pressure gauges to confirm immediate system readiness. A single closed control valve can render an entire sprinkler zone useless, making weekly checks essential. Monthly Inspections
Monthly inspections go deeper than the weekly visual check and cover control valves with locks or supervised tamper switches, all gauges on wet, dry, pre-action, and deluge systems, alarm valves, dry pipe valves and their heated enclosures, spare sprinkler heads and wrench, fire department connections, the backflow device, and the booster pump and jockey pump.
Quarterly Testing and Inspections
Quarterly fire sprinkler system testing and inspection includes everything from the monthly regimen, plus confirming pressure readings, testing water flow and tamper switches, testing post-indicating valves, checking priming levels, and performing drain tests for backflow devices. The fire sprinkler riser is also inspected to confirm the hydraulic nameplate is attached and legible.
Annual Testing and Inspections
Annual fire sprinkler inspection covers the full monthly and quarterly regimen, plus a visual inspection of every system component, identification of potential obstructions, testing of each sprinkler control valve, pump operation, and water flow measurement. Every fifth year, an Internal Obstruction Assessment is also required.
