The National Fire Protection Association’s Standard # 25, more commonly referred to as NFPA 25, regarding the inspection, testing, and maintenance of fire sprinkler systems was adopted by New York City in 2012. The requirements of NFPA 25 are applicable to all buildings in New York City that are partially or fully sprinklered – including those that were previously exempt and now must comply.

NFPA 25 protocol consists of a complete and precise schedule for the inspection, testing, and maintenance of water-based fire sprinkler systems.  Guidelines are provided to keep building owners up-to-date with the condition of their sprinkler systems while specific components of these systems receive daily, monthly, quarterly, and annual inspections and tests performed. Various categories of inspections and maintenance must be performed at regular intervals ranging from weekly visual checks to a thorough internal obstruction inspection every five years.  

When preparing to purchase an existing building, it is important for the buyer to receive a pre-purchase inspection of the building and all of its systems to ensure reliability and structural integrity.  Requesting the inspection, testing, and maintenance reports for the fire protection system is a practical and necessary part of this inspection process.  It is the responsibility of the seller to provide this information to the buyer in its entirety.
