Both the National Fire Protection Association and the International Fire Code have strict requirements for buildings they categorize as “transient.” They also separate transient lodging into broad categories, such as “R” (IFC) or “lodging or rooming house, or hotel or dormitory” (NFPA). Regardless of the broader categories (including Inns, B&Bs, budget hotels, family resorts, business hotels and holiday condos), all transient housing must be protected with a fire alarm and/or sprinkler system. Though sprinkler system requirements will vary by municipality, and being that you should always consult with a fire protection consultant before investing in a complete system, there are some requirements are more common than others:

• Sprinklers are required on decks and balconies.
• Quick response sprinklers must be installed in sleeping units.
• Automatic sprinklers must be installed in locations in which obstructions may delay their activation or interfere with water distribution patterns, such as in kiosks, booths, displays or concession stands.
• The fire sprinkler riser and supply must be protected against backflow.

In addition to the installation requirements, hotel owners/operators must inspect, test and maintain their fire sprinkler systems. Hotels must electronically supervise all components including water flow switches, pumps, tanks and water levels on a daily basis. All system components must be tested and maintained by qualified sprinkler inspection contractors as well as in accordance with NFPA #25 and section 901 of the NYC Fire Code. Inspections must take place on a monthly, quarterly and annual basis.

Furthermore, as of 2018, hotels must perform integrated testing. Integrated testing is required to ensure that all safety features of a building, such as fire sprinklers, fire alarm and elevator recall, take place accordingly during system activation.
