The National Fire Protection Association (NFPA 25) requires that a building’s sprinkler system have a mandated 5-year internal inspection to examine the interior of your system’s piping and components.
While your building is protected by a fire sprinkler system, as an owner/manager, you hope you will never need these systems to activate. Regular inspections and repairs according to NFPA 25 standards help assure if that day does come, these systems will function as designed.

What’s the Purpose of a 5-year Fire Sprinkler Inspection?
The purpose of this type of inspection is to inspect your sprinkler piping for potential blockages. Water should be able to flow freely and effectively throughout the piping during the event of a fire and the owner or manager of a building is responsible for having these inspections conducted.
Rust.
Slime.
Microbiologically influenced corrosion (MIC).
Other foreign inorganic or organic materials.
The inspection will include an initial assessment. The technician will open the flushing connection located at one of the main ends. They will then remove the sprinkler heads from the end of a sampling of the branch lines.
If the technician locates foreign, inorganic or organic material that might be obstructing the sprinklers or piping, a more comprehensive investigation will be conducted.

What Happens During an NFPA 25 Sprinkler Inspection?
Gauges
The gauges in your system should be replaced every five years. They should also be tested in comparison to a gauge that is calibrated. It is most cost-effective to routinely have the gauges changed every five years.
Fire Sprinkler Heads
Another component is the fire sprinkler head. We visually inspect them and can have them sent to a laboratory for further testing and exposing them to harsh conditions. All sprinkler heads should be replaced as necessary.
Water Storage Tank
If your building has a water storage tank, the interior of the water tank should be checked every five years. The technician will look for signs of corrosion and pitting.
Private Service Water Main
This type of water main provides water for your building’s fire sprinkler system. It can be either exposed above or underground piping. Every five years you should have a flow test performed on your water main.
A flow test determines the condition of your pipes. A technician will check the hose, main drain, and connection for the fire department. They’ll review previous test results and compare them to the new ones.
Obstruction Investigation
As we mentioned earlier, one of the most essential parts of a 5-year investigation is the technician looking for obstructions. Detecting the presence of foreign materials is vital to ensuring the longevity of your sprinkler system.
