Schools do present some unique design challenges to a fire sprinkler system. Studies indicate that most fires in an educational building start in the kitchen or cafeteria, and approximately 57% begin at the cooking equipment.

In general, most schools are best protected with a cost-effective wet pipe system. This system maintains water pressure at all times at each sprinkler head and provides the fastest application of fire protection during a real fire event.

Each individual sprinkler head must be directly activated by a heat event in its immediate area before water is discharged.

However, kitchens present extra challenges. Water cannot fully suppress a grease fire and can actually spread the fire. Every school is required by law to have a licensed Master Fire sprinkler contractor perform regular inspections and testing of your fire sprinkler system. This includes the following:

• Monthly inspection.
• Quarterly inspection.
• Annual visual inspections and testing.

Each inspection is more thorough as the year progresses. Monthly testing consists of a visual inspection of most of the systems’ components. The quarterly test and inspection involves the monthly visual inspections as well as inspecting the sprinkler riser’s hydraulic placard, if relevant, as well as ensuring there is adequate clearance at the main sprinkler components.

The annual test requires different regiments to be performed in the 1st year and then again in the 5th year. Every yearly inspection will include all of the monthly and quarterly visual inspections, as well as a complete flow test and full fire pump test. The 5-year inspection includes an internal assessment to assess the potential obstruction of water flow caused by foreign materials or the build-up of sediment.

A weekly inspection should also be performed by in-house personnel to perform a simplified, visual inspection to ensure nothing looks out of place or sprinkler heads are not obstructed by any stock or portable racking/ shelving etc.

The most frequent FDNY violation(s) that building owners/managers (including non-profits) receive is the failure to keep accurate inspection, testing and maintenance records. We maintain electronic copies of all the inspections and tests performed and have them available immediately upon demand.

• Having items piled too close to sprinkler heads or in marked standoff zones.

• Not having immediate access to spare parts.
